This is the smaller of our two houses, having only 6 bedrooms, so it has a cosy atmosphere and is best suited to a group of friends who are looking for a shared house though we are more than happy to let to individual tenants.  We have been renting it successfully to students since 2006 following a comprehensive refurbishment to make sure it offers all the facilities required in today’s fiercely competitive student market.

The house extends over three floors.  The lower ground floor is virtually self-contained, having 2 large double bedrooms, a shower room with shower, WC, and hand basin and a utility room containing a washing machine and two tumble dryers.  There is separate access from the rear service road into a large courtyard leading to the back door.  The courtyard contains a large picnic table and chairs – a popular venue for a BBQ in the summer months.



On the ground floor at the front of the house is the large living room with comfortable seating and dining table for six people, a TV receiving Virgin Cable TV and the router for Virgin Cable internet.  It is an elegant room which retains its original fireplace and has the high ceilings and proportions associated with Edwardian houses.

There is one large double bedroom on this level and we recently installed a modern well-equipped kitchen with cooker, hob, large fridge, and freezer.  There are lockable food cupboards for each room and ample additional cupboards and drawers for storing pots, pans, and crockery.
The first floor has the remaining three bedrooms, a bathroom with shower and basin, a shower room with basin and separate WC.  Two of the bedrooms are generously sized doubles, the third has a 4’ double bunk bed which is small but perfectly formed and has always been popular with our tenants for its clever use of the available space.

We have been landlords since 2003 and are members of the South West Landlords Association. We take a very personal interest in the running of the house and the safety of our tenants.  The house is fully double glazed, centrally heated, has a Grade D smoke alarm system which is hard wired to the mains.  It has all the required fire safety equipment which is maintained under contract and all our electrical equipment in the house is tested annually for safety.  It has been rated Grade A by Plymouth University and has a current HMO license from Plymouth City Council.  We have also added photo voltaic panels to the roof to offset our carbon footprint.

For anyone bringing a car to University, there is on-street parking outside the house with permits available from Plymouth City Council.Applying for a permit is easy and can be done online.  All you have to do is create an account, fill in the forms and pay £30 (find out more).

The Mutley area of Plymouth has always been popular with students, having numerous shops, banks, take-aways and pubs. It takes 3 minutes to walk from the house to Mutley Plain; 10 minutes to walk to the University Campus and in 15 minutes you can be right in the city centre, so the house is ideally placed to take advantage of all that Plymouth has to offer. There are a frequent bus services in Alexandra Road and North Hill.  Plymouth Railway Station is within easy walking distance.
